Orillia basements range from the stone and block foundations of the North Ward and the downtown to the poured walls under West Ridge. Where the floor joists sit on top of the foundation, the wall is one inch of wood and a sill plate that was never sealed. Cold air pours through it all winter and the pipes that run along it are the ones that freeze. Spray foam insulation sprayed into every joist bay around the perimeter seals the gap and insulates it at the same time. On a lot of older Orillia houses this single pass makes more difference than anything else in the basement, and it is priced as its own line so you can do it on its own.
The poured basements under West Ridge and Westmount are already insulated to the code of their year, but they have two weak points. The cold cellar under the front porch is vented to the outside and shares a door with the heated basement, and the walkout wall on a sloping lot is framed like an above-grade wall over a short foundation. Foam handles both: the cold cellar is either sealed off from the house properly or brought inside the envelope, and the walkout wall is filled to depth. Half measures on a cold cellar are what produce the mould around its door frame.
We measure the wall length and height, note the foundation type, check for active leaks and look at the rim joist. Closed cell foam is quoted at a stated thickness, usually two to three inches depending on the target, and the covering is quoted alongside it because spray foam insulation in a living space must be covered by drywall or another thermal barrier.
