Foam that was mixed off-ratio, sprayed onto a substrate that was too cold, or sprayed too thick in one pass gives itself away. It pulls back from the studs and rafters and leaves a gap you can slide a card into. It cracks. It is crumbly or gummy instead of firm. It keeps a sharp chemical smell that does not fade. A bad job passes its first winter unnoticed; its second winter shows up as one cold room and a smell that never fades. If you see any of those signs, do not let anyone spray over it.

Wet Batts, Rodents And Old Vermiculite Before New Spray Foam Insulation

Batts that got wet from an ice dam or a roof leak stay compressed and never recover their R-value, and they hold the moisture against the wood. Mice and squirrels in an Orillia attic turn fibreglass into nesting in a season. Both come out before new spray foam insulation goes in, and the framing is cleaned and dried first. Failed foam is cut and scraped mechanically back to the sheathing or the concrete, bagged and taken away. Batts are bagged in place. The space is vacuumed, any staining is noted and the substrate is left dry and sound. Only then is the new spray foam insulation sprayed, with the substrate temperature checked and the depth measured as it goes on. The removal and the reinstall are two lines on the same quote so you can see what each part costs.

Why The Replacement Will Not Fail The Same Way

The failures we remove almost always trace to one of three things: a cold substrate, one heavy lift instead of several thin ones, or equipment that was not proportioning correctly. We check the substrate with a thermometer, we build thickness in passes and we watch the output as it is sprayed. Those are not badges on a truck. They are habits, and they are the ones that decide whether the foam is still tight to the framing in ten years.
