New Construction Insulation

New Construction Spray Foam Insulation In Orillia, Ontario

New construction spray foam insulation seals and insulates a new house, addition or cottage while the framing is open, so the envelope is right once and never has to be opened again. Insurance covers the work, and we schedule around the framer, the electrician and the drywall crew.

New homes are going up across West Ridge, in the estate lots of Oro-Medonte and along the shores of Ramara and Severn, and additions are going onto older houses all over the city. Foam on an open frame reaches every corner that a batt crew misses, and it is inspected by depth before the drywall hides it.

New Construction Insulation details

Where A New Build Loses Heat Is Not Where The Batts Go

A framed wall filled with batts insulates the middle of each stud bay well and the edges badly. The rim joist, the corners, the headers over windows, the cantilevers and the cathedral ceilings are where a new house actually leaks, and none of them take a batt well. Closed cell spray foam insulation fills every one of them to the sheathing, seals the air path and adds racking strength to the frame at the same time. The rest of the wall can then be filled with open cell foam, closed cell foam or a batt, depending on the budget and the target R-value.

Spray Foam Insulation Under Cathedral Ceilings And Cottage Rooflines

Half the new builds around the lakes have a vaulted great room with the roof deck exposed above it. A vented cathedral ceiling in snow country is hard to get right and easy to get wrong, and the result is frost, drips and stained pine. Spray foam insulation sprayed to the underside of the roof deck makes an unvented roof that stays dry, meets the code depth in a shallower rafter, and never settles. It is the most common spray foam job on a new cottage in Orillia and the one where the product earns its price most clearly.

Meeting Current Ontario Code On The First Try

Ontario's code sets minimum effective R-values for attics, walls and basements in new work, and a builder can meet them with several combinations of products. Foam lets a standard two by six wall or a two by ten rafter hit the number without furring out the framing, and closed cell foam in the basement covers insulation and vapour control in one inspection. We work from the drawings, state the thickness for each assembly in the quote, and the depth gauge on the day confirms it.

Scheduling On A New Build

The foam goes on after the rough-ins pass inspection and before the drywall is booked. A whole house is usually two days, an addition one. The space is ventilated while the foam cures and nobody works in it until it has, so we set the dates with the site supervisor rather than showing up between trades. Where the plans call for a thermal barrier over the foam, the drywall crew provides it, and we confirm that hand-off in writing.

What We Install

Other Spray Foam Insulation Services

The same closed cell and open cell spray foam insulation goes into every other part of the building.

Attic Insulation

Attic spray foam insulation seals the air leaks in the ceiling and insulates over them in one visit, which is what stops ice dams and bare roof stripes on Orillia houses. All of our work is fully insured, and the quote is written before anything is sprayed.

Basement Insulation

Basement spray foam insulation puts closed cell foam directly on the foundation wall, where it insulates, blocks vapour and seals the joint between concrete and wood in one product. The work is insured, and every basement quote names the thickness in writing.

Crawl Space Insulation

Crawl space spray foam insulation seals the walls and the rim joist with closed cell foam, closes the vents and turns a cold, damp box under the floor into part of the heated house. Insurance covers the work, and the quote covers the ground sheet as well as the foam.

Garage Insulation

Garage spray foam insulation makes an attached garage stop pulling heat out of the house beside it and above it, and makes a detached garage usable all winter. The work is insured, and the quote separates the ceiling, the shared wall and the outside walls so you can choose what to do.

Cottage and Waterfront Insulation

Cottage and waterfront spray foam insulation turns a seasonal building on Lake Simcoe, Lake Couchiching, Bass Lake or the Severn River into one that can be lived in through an Orillia winter. Insurance covers the work, and the quote is written in the order the work should be done so you can do it in stages.
