Published Ontario pricing for 2026 puts installed open cell spray foam insulation at roughly three to five and a half dollars a square foot and closed cell at roughly five and a half to eight and a half. An attic, a basement or a two-car garage usually lands in the low to mid thousands. Those are market ranges, not our prices. The only number that applies to your building is the written quote after the free visit.
In most houses, yes. Ice dams form when heat leaking into the attic melts the snowpack from underneath and the water refreezes at the eave. Sealing and insulating the attic with spray foam insulation removes the heat, and the snow stays on the roof evenly. A roof with a design fault, such as a valley draining onto a low eave, can still dam, and we will say so if we see one.
Closed cell on anything that touches concrete, soil or outside air: basements, crawl spaces, rim joists, roof decks, garage ceilings and cottage floors. Open cell for interior walls and deep cavities inside the heated house, and where sound matters. The quote names which product goes where and at what thickness.
Not in a room you live in. Ontario's building code requires spray foam insulation in an occupied space to be covered by a thermal barrier, and half-inch drywall is the usual one. In an attic or crawl space that nobody occupies, a tested coating is the normal answer. The quote includes the covering or shows it as excluded.
Two inches is the point at which closed cell foam becomes a vapour barrier, so nothing on a basement wall or a roof deck is sprayed thinner than that. Three inches on a basement wall reaches the current Ontario target. Roof decks and cottage floors often want more. Every quote states the thickness for each surface and the depth is measured as the foam goes on.
An attic, a basement or a garage is usually one day. A new house or a cottage conversion runs two to three. The sprayed area is ventilated during and after the work and stays empty until the foam has cured, normally until the next day. We tell you the re-entry time before we start.
Properly mixed foam has a mild odour while it cures and none afterwards. A sharp chemical smell that lasts weeks or months means the foam was sprayed off-ratio or onto a cold surface, and that foam has to come out. Our substrate temperature and ratio checks exist to make sure ours never does.
Yes, in most cases. The rule is the temperature of the surface being sprayed, not the air, so a heated basement or crawl space is fine in January and a cold attic may need to be warmed first. We measure the substrate before we start and we will reschedule rather than spray a surface that is too cold.
Yes. Closed cell spray foam insulation on the underside of the floor, between the joists and over the plumbing, is the standard fix for a cottage on piers around Lake Simcoe and Lake Couchiching, and it is the first thing we do before the walls or the roof. Boat access and rock lots are normal for us.
Dry, sound batts can stay under a sealing pass of foam. Wet batts, rodent-damaged batts, and any foam that has cracked, shrunk or smells all have to come out first, because spray foam insulation cannot be sprayed over a failed layer. Vermiculite is left alone and referred to an abatement contractor.
